You forgot to mention the capital gain exclusion when you sell your home. Singles are capped at $250k but married couples can exclude 500k. I don’t think it should matter, considering it is the one piece of property. Sigh…

Lots of benefits, some of these are also available if divorced. But then there is still that one potentially huge downside…One possibility if you have the assets, have two homes, one as your residence, the other for her. You still get the financial benefits of “marriage”, but can live single….
